From a 14-day wait for a repair to under two

The association had a part-time caretaker and bought the rest ad hoc. We took over operations and set a fixed plan.

Opgaven

Residents found that minor faults sat for weeks. There was no overview of what had been reported, and the board couldn't say what operations actually cost.

Det gjorde vi

We started by logging everything reported for four weeks, without changing anything. That gave a picture of what actually took up time.

Then we set a fixed inspection round every month and one clear entry point for resident requests.

Resultatet

Response time fell from fourteen days to under two. Because the recurring faults were caught on inspection rather than as call-outs, total costs fell at the same time.

We thought we'd have to spend more money to get better service. The opposite happened.
